Story of Our Client who successfully won the bidding of apartment property in Nagano.
The property bidding amount is JPY 1,640,000.
At first, we asked him to deposit the guarantee money of JPY 242,000 (this is required to be able to make bid). Then he transferred the money thru PayPal. Since he doesn't have complete documents required by Court Office during that time, We temporarily registered the property right named to our Company. Then, we informed him that we are required to pay the tax registration and license tax for a couple of months. After we recieve the document of his property from Court Office, we applied for the transfer of property to his name (Judicial scrivener office made the transactions).
After a couple of days, we received the certification of registration. Then, we asked him to pay the remaining balance. JPY 1,640,000 - 242,000 = JPY 1,398,000.
The next step would be our negotiation with the former owner of the property. If there is a need to go and visit the actual property, we then asked him to pay JPY 100,000. In some cases, the former owner will demand money for their smooth move-out. Otherwise, we will proceed with compulsory move-out process which usually take about JPY 1 Million. But, this time, we are in the process of negotiating with the former owner. The result will be announced later.

1. JPY 200,000 - approximate tax registration, license tax, etc. (Property right registered to our Company name)
2. JPY 200,000 - approximate tax registration, license, etc. (Property right transferred to his Company name)
3. JPY 1,000 - Bidding process (sending documents to Court Office)
4. JPY 40,000 - Acquisition of detailed documents of the Property
5. JPY 40,000 - Transfer of property right to his Company name
6. JPY 1,000 - Certificate of registration
7. JPY 100,000 - Charge fee of the actual visit to the property (If necessary)
8. JPY 100,000 - Basic assistance fee.
9. JPY 1,398,000 - Balance bidding amount
10. Total remaining balance: JPY 2,081,790
